Site Development
NPS Ordinance
Non-Point Source Pollution Control management policies govern the planning, design, construction, operation and maintenance of drainage, erosion, and water quality control facilities within the city and its zone of extraterritorial jurisdiction. 
The Non-Point Source Pollution Control Ordinance Technical Manual (NPS Technical Manual) describes in detail the technical requirements to be used to comply with the provisions of Chapter 28. Non-Point Source Pollution Control Ordinance.

Projects EXEMPT from NPS ordinance include:
  • Single-family residences. New construction of a single-family residence on a single-family lot which is not part of a subdivision.
  • Existing development. However, if improvements, additions, or revisions to the approved plans are made after the effective date of Chapter 28 that require a site plan, building permit, or any type of plat, then the land owner or land user must obtain NPS pollution control authorization.
  • Developments of one acre or less. Developments or redevelopments of one acre or less that are not part of a larger common plan of development
Minimum standards for development are contained in the City's Technical Construction Standards and Specifications (TCSS). 
The TCSS is comprised of provisions and or policies the City of Marble Falls implements that pertain to the construction of site improvements such as street, parking lot, driveway and sidewalk paving, storm drainage structures, trenching and back-filling, concrete, utility lines and facilities, screening walls/fences, retaining walls, landscaping and irrigation improvements, street lighting or signage, restricted access (gated) entrances to any type of development, and other similar improvements.

Impact Fees
Development Impact Fees are charges to new development to offset the costs of providing utility infrastructure (water and sanitary sewer) to serve the new development. Impact fee assessment encompasses the entire municipal limits as well as most of the extra-territorial jurisdiction (ETJ) of the city.  Read the ordinance.
