How Do I Apply for a Permit?
Building permit applications, sign permit applications, and all other development related permit applications can all be found here. Applications can be downloaded, completed and returned to the Development Services Department for issuance/review.

Do I Need A Permit?
A permit is required for all construction projects within the City. Below are some examples of work that require a permit and work that does not require a permit.

Work not requiring a permit
  • Painting
  • Flooring/carpet replacement
  • Other cosmetic related work
Work requiring permit
  • New construction
  • Electrical, Plumbing or Mechanical work
  • All Structural work including adding/removing walls
  • Roofing or re-roofing
  • Accessory Buildings
  • Signs
The above lists are not all inclusive, but are provided as examples.  To verify if a permit is required please contact the Development Services Department prior to starting your project.

What are the permit fees?
Permit fees vary widely depending on whether it is residential or commercial project, and whether a utility connection is required or not.  To view the fee schedule relating to permitting, click here, or contact the Development Services Department for more information.

If I’m outside the City limit do I need a permit?
Yes, in some cases.  The City has a 1 mile Extra-Territorial Jurisdiction (ETJ) from the City limit, within which permitting of all Signs, Subdivisions (subdividing of land ), Non-Point Source Pollution (NPS) or water quality is done with the City.  For properties outside the City limit, connected to the City’s water or wastewater system, a plumbing permit is required from the City for all plumbing related work.  Building permitting, electrical, mechanical, and other related permits are not issued by the City,however it is recommended that you contact the Burnet County offices for permitting requirements within the county. 

How long does it take to get a permit?  How long does the review process take?
Permits that do not require a review of construction plans, such as a plumber changing out a water heater, are issued immediately.  Permits that do require the review of construction plans (limited as they may be), are associated with the amount of time it takes to review the plans and the quality of the submittal for the type of permit/project.  Therefore, the amount of time for a review can vary widely depending on the project.  A simple project, such as a storage building or fence can be issued quickly. More complex projects require a multi-department review, and are generally associated with a response or re-submittal from the applicant/designer.
